$3M on economic development — I want to know exactly what that's producing. What businesses has it attracted? What's the ROI? The city should publish a scorecard.
I installed a "No Soliciting - This Property Protected by Video Surveillance" sign by my front door and the number of random knocks dropped to zero. A $5 sign from Amazon is a surprisingly effective deterrent.
If they actually pull this off and we get a swimmable lagoon, waterfront restaurants, and a resort hotel five minutes from my house in Waterview, my property value is going to the moon. Big if.

the journeyman system in boxing is one of the weirdest things in all of sports. guys whose literal job is to fly to a different city every few weeks and lose. they have losing records by design because promoters bring them in to pad their prospects records. its a whole ecosystem

The 2015 tornado rebuilt homes are actually some of the nicest in the city now. Modern construction, better insulation, newer everything. Look for them specifically.

Private tutoring recommendation: Mrs. Chen tutors high school math (algebra through calculus) and she's incredible. My son went from a C to an A in pre-cal. She lives in Waterview and does both in-home and online sessions. DM me for her info.
The Nextdoor app for Rowlett has a whole thread on lawn care recommendations. Sort by most recent because some of the older recommendations are for guys who have since retired or moved.
my BJJ coach finally added a wrestling class last year after half the team begged for it. attendance is through the roof. every BJJ gym in DFW should have at least one wrestling class on the schedule
Fish City happy hour is one of the best deals in the eastern suburbs. Discounted drinks plus those fish tacos for like $8.
my gym does pad work + sparring every class and almost no dedicated bag work. i think we need more bag rounds because newer students dont get enough repetitions before being thrown into sparring
Interesting perspective. I see it differently from the Fort Worth side.
Paddle Point parking upgrades are desperately needed. On a nice Saturday you literally cannot find a spot after 10 AM. I've seen people parked on the grass and along the road.

im going to push back slightly. theres a difference between visiting open mats (totally fine) and training regularly at a rival competition team while still representing your home gym at tournaments. the second one is genuinely complicated

The flood zone warning is critical. My neighbor's house flooded in 2018. Not in a flood zone on the map. But water doesn't read maps. If you're near the creek or lake, get flood insurance regardless. It's $800/year for peace of mind.
Aldi is worth the 10-minute drive to Garland if you're feeding a family. The savings add up to $80-100/month on groceries. I do Aldi for 80% of my list and Kroger for the rest.
USA Wrestling tournaments in Texas have gotten significantly bigger. the last state championship had record participation. the sport is growing at every level
DFW is spoiled for seminars. in one year ive attended seminars with ADCC medalists, IBJJF world champions, and a Danaher Death Squad member. all within 30 minutes of my house. try doing that in a small town
