Things I wish I knew before moving to Rowlett

Moved here two years ago. Love it. But there are things nobody warned me about.

The property taxes are aggressive. Rowlett city + Rockwall County or Dallas County (depends on your side of the line) + RISD = a serious tax bill. My $385K house in Bayside costs me about $9,200 a year in property taxes. Budget accordingly. File a protest every year — the Rockwall County Appraisal District raises values aggressively.

Lakeview Pkwy is the lifeline and the bottleneck. Everything runs through Lakeview. Grocery stores, restaurants, gas stations. During rush hour, the stretch between Dalrock and Chiesa can take 15 minutes for what should be a 3-minute drive. Plan around it.

The Rowlett/Dallas County vs Rowlett/Rockwall County split is confusing. Parts of Rowlett are in Dallas County and parts are in Rockwall County. This affects your property taxes, which appraisal district you protest to, and occasionally which services you get. Ask your realtor specifically which county your lot is in before you buy.

Lake Ray Hubbard is great but it is not a swimming lake. The water quality is fine for boating, kayaking, and fishing. But this is not a crystal clear lake. Visibility is low and the bottom is muddy. Paddle Point and Sapphire Bay are for the views, not for swimming.

Limited late-night options. If you want something to eat after 10 PM, your options are Whataburger on Lakeview, the IHOP, or driving to Garland/Rockwall. This is a family suburb. It goes to bed early.

The tornado history is real. The 2015 EF-4 tornado hit the area around Dalrock and I-30 hard. Hundreds of homes were destroyed. The city has rebuilt stronger, but if you are buying in the rebuild zone, check the construction date and builder carefully. Also, get familiar with your nearest storm shelter — the community center on Main St is one.

Wind off the lake. Nobody mentions this. Lake Ray Hubbard creates a wind corridor. If you live in Waterview or Bayside, your patio furniture needs to be weighted or strapped down. Spring storms come off the lake with extra force.

None of these are dealbreakers. Rowlett is still one of the best values in DFW. Just go in with eyes open.

Wind off the lake is no joke. I lost a patio umbrella the first week after moving to Waterview. It sailed two yards over. Get the ones with the heavy base.

The Rockwall County vs Dallas County split got me too. My house is technically Rowlett address but Rockwall County taxes. The appraisal district valued my house $35K over market and I had to protest twice to get it corrected.

The 2015 tornado rebuilt homes are actually some of the nicest in the city now. Modern construction, better insulation, newer everything. Look for them specifically.

Lake Ray Hubbard is NOT a swimming lake. I made that mistake the first summer. Drove to the shore expecting to jump in and the water looked like chocolate milk. Great for kayaking though.

The late-night food thing is real. We drove to Rockwall for dinner at 9:30 last Friday because everything on Main Street was already closed. This is the one area where Rowlett needs to improve.

Lakeview Pkwy at 5:30 PM is a nightmare. I take Dalrock to Chiesa as a cut-through to avoid it entirely. Not much faster but at least you are moving.
