Waterview neighborhood guide — what it's actually like living there

Waterview is Rowlett's premier master-planned community and the neighborhood most associated with the city's upscale image. Here's an honest look at what living there is actually like.

The basics:

  • Location: south Rowlett, between PGBT and Lake Ray Hubbard
  • Built: primarily 2000s-2010s, some newer sections
  • Homes: 2,000-4,500+ sq ft, mostly traditional and transitional architecture
  • Price range: $380K-$700K+ (as of 2026)
  • HOA: Yes, mandatory. Monthly dues approximately $75-$100. The HOA is active and enforces deed restrictions.
  • School district: GISD (Herfurth Elementary, Schrade Middle School, Rowlett HS)

Amenities:

  • Community marina on Lake Ray Hubbard — boat slips available to Waterview residents (additional fee, waitlist). This is a genuine differentiator. Not many DFW neighborhoods have a private marina.
  • Multiple pools, including a resort-style pool with cabanas
  • Tennis and basketball courts
  • Extensive trail system connecting to the lake
  • Community events: 4th of July fireworks, holiday parties, movie nights
  • Clubhouse available for resident events

Pros:

  • Lake access and marina are the crown jewels
  • Well-maintained common areas — the HOA is strict but it shows
  • Strong sense of community. Neighbors know each other. Block parties are common.
  • Good resale value — Waterview homes hold and appreciate well relative to broader Rowlett
  • Proximity to PGBT for commuting

Cons:

  • HOA can be aggressive. Stories of fines for trash cans left out too long, unapproved paint colors, and lawn height violations. If you don't like HOA oversight, Waterview is not for you.
  • PGBT noise. Homes on the western edge near the turnpike get road noise, especially at night. Sound walls help but don't eliminate it.
  • Flood zone concerns. Some lots along the southern edge are in or near the FEMA flood zone. Check the flood map before buying. Flood insurance is an additional cost.
  • GISD schools. The school district is the main weakness compared to RISD neighborhoods. Herfurth Elementary is well-regarded, but the middle school and high school options don't match RISD.
  • Traffic on Dalrock. The main entrance from Dalrock Rd gets congested during rush hours and school pickup times.

Who it's best for: Families who want lake lifestyle, don't mind HOA rules, and prioritize neighborhood amenities and community feel. Empty nesters who want a maintenance-friendly lifestyle with lake access. Boaters who want marina access without owning lakefront property.

Flood zone warning is important. Our neighbors on the cul-de-sac backing up to the lake had to get flood insurance. $2,400/year. That's not in the mortgage calculator. Check the FEMA map BEFORE you make an offer.
