Not everyone in Rowlett is buying a house. Here's an honest look at the apartment options, ranked by resident experiences.

The Mansions at Lakeview (Lakeview Pkwy)

  • Type: Luxury apartments
  • Rent: 1BR $1,400-$1,700, 2BR $1,800-$2,300
  • Pros: Newer construction, resort-style pool, fitness center, attached garages available. This is the nicest apartment complex in Rowlett by a clear margin.
  • Cons: Price. You're paying near-Dallas rates for Rowlett. Some residents report thin walls between units. Management has been inconsistent — good periods and bad periods depending on the property manager.
  • Rating: 7/10

The Village at Rowlett Creek (Rowlett Rd area)

  • Type: Mid-range apartments
  • Rent: 1BR $1,100-$1,350, 2BR $1,350-$1,650
  • Pros: Good value, decent floor plans, convenient to DART station. Pet-friendly with dog park.
  • Cons: Older property showing wear. Some units need cosmetic updates. Parking can be tight in the evenings.

Lakeshore Apartments (near the lake)

  • Type: Mid-range apartments
  • Rent: 1BR $1,050-$1,300, 2BR $1,250-$1,550
  • Pros: Closest apartment to the lake. Some units have partial lake views. Walking distance to trail access.
  • Cons: Older construction, management responsiveness has been an issue (based on Google reviews). Some pest control complaints. The "lake view" units are limited.

Smaller complexes and duplexes: Rowlett has a handful of smaller apartment properties and duplexes, mostly in the Princeton Park / central Rowlett area. Rents are lower ($900-$1,200 for 2BR) but quality varies significantly. Drive by and inspect before signing anything.

What's coming:

  • The 280+ unit complex on Highway 66 (controversial) will add significant inventory when it opens, likely in late 2026 or 2027.
  • Sapphire Bay may include luxury rental units in later phases.

Tips for Rowlett apartment hunting:

  1. Tour in person. Photos lie. Look at the actual unit, not the model.
  2. Check Google reviews from the last 6 months, not overall rating. Management changes affect quality dramatically.
  3. Ask about pest control schedule. This is Texas — bugs happen. A responsive pest control program matters.
  4. Check your commute during rush hour. Some complexes are on congested corridors.
  5. Verify the school zone if you have kids — it's determined by apartment address.

Lived at The Mansions for a year. The apartment itself was great — nice finishes, good floor plan, the pool was beautiful. But the management turnover was frustrating. We had 3 different property managers in 12 months. Maintenance requests sometimes took weeks.

For anyone looking at duplexes in the Princeton Park area — some are great landlords and well-maintained, some are slumlords. Ask for references from current tenants. Drive by at night to see the real neighborhood vibe.

Village at Rowlett Creek is the best value in Rowlett apartments. Not fancy but functional. We saved up our down payment while living there for 2 years. Close to DART, close to 66, reasonable rent.

Lakeshore — skip it. We lived there for 6 months and broke the lease. Roach problem that management couldn't get under control despite multiple pest treatments. The "lake view" was a sliver of water between buildings.

If you're moving to Rowlett and renting while you figure out where to buy, The Mansions is the easiest option but the most expensive. Village at Rowlett Creek is the smart play if you're saving for a down payment.

The new complex on 66 is going to be interesting. More inventory = more competition = potentially lower rents across the board. Current tenants at other complexes should benefit from the pressure.
