Rowlett has more new construction happening right now than any time in its history. Here's every active builder and development as of Q1 2026.

Active new construction communities:

1. Sapphire Bay Residential

  • What you get: New builds near the Sapphire Bay lagoon and boardwalk. Modern designs, smart home features, small lots. HOA is $200-300/month but includes extensive amenities.
  • Status: Phases actively selling. Model homes open.
  • Lot sizes: 40-55 ft wide (smaller than traditional Rowlett lots — this is urban-style density)
  • The sell: Walkable to lakefront dining, entertainment, and eventually the crystal lagoon. This is the "live at the resort" pitch.

2. Bayside at Rowlett

  • Builder: Multiple regional builders
  • Price range: $350K-$480K
  • What you get: Traditional single-family homes, larger lots than Sapphire Bay, family-oriented.
  • Lot sizes: 50-70 ft wide

Third-party inspection on new construction is NON-NEGOTIABLE. Our inspector found 23 items the builder's inspector missed, including a plumbing issue that would have caused a leak within a year. Best $450 I've ever spent.

Completion timeline reality check: our builder quoted 7 months. Actual completion was 11 months. We had to extend our apartment lease twice. Build in a 3-month buffer to whatever the builder tells you.

The infill builders near downtown are 50/50. Our neighbors' new build is gorgeous and well-done. The one across the street already has foundation cracks after 18 months. Research the specific builder, not just the area.

We built in Sapphire Bay last year. The lots are SMALL — our backyard is maybe 15 feet deep. But we didn't buy for the backyard — we bought for the lagoon access and walkability. Know what you're getting before you commit.

Rowlett clay soil is no joke. Our 15-year-old home needed $12K in foundation repair. Any new build should have deep piers, not just surface piers. Ask the builder specifically about their foundation engineering for Rowlett soil conditions.
