- Builders: Multiple (varies by phase and product type)
- Price range: $380K-$600K+ (townhomes to single-family)
- What you get: New builds near the Sapphire Bay lagoon and boardwalk. Modern designs, smart home features, small lots. HOA is $200-300/month but includes extensive amenities.
- Status: Phases actively selling. Model homes open.
- Lot sizes: 40-55 ft wide (smaller than traditional Rowlett lots — this is urban-style density)
- The sell: Walkable to lakefront dining, entertainment, and eventually the crystal lagoon. This is the "live at the resort" pitch.
2. Bayside at Rowlett
- Builder: Multiple regional builders
- Price range: $350K-$480K
- What you get: Traditional single-family homes, larger lots than Sapphire Bay, family-oriented.
- Lot sizes: 50-70 ft wide
- Status: Later phases under construction. Some move-in ready inventory homes available.
- Schools: Verify GISD vs RISD boundaries — this development straddles the line.
3. Infill development throughout Rowlett
- Multiple small builders are buying older homes (especially near downtown Main Street), tearing them down, and building new.
- Price range: $320K-$425K
- What you get: Modern homes on established streets with mature trees. These are hit-or-miss on quality — some builders are excellent, some cut corners.
- Due diligence: Check the builder's previous projects. Drive by them. Talk to the homeowners if you can.
Builder reputation notes:
- National builders (Lennar, DR Horton, etc.) offer more warranty protection but cookie-cutter designs and sometimes lower-quality materials

What to watch for with new construction in Rowlett:
