I am a Rowlett native trying to buy my first home here and it is brutal. Everything in my budget is in Liberty Grove or right on the Garland border. Waterview might as well be Highland Park to me.
Not something I expected to read today but glad I did.
Movies in the Park is our Friday night summer routine with the kids. Bring bug spray, a blanket, and lawn chairs. The mosquitoes are aggressive but the vibes are worth it.
Fish City ceviche at happy hour price is the best $7 you will spend in Rowlett. Fresh, properly citrus-cured, served with fresh chips. Pair it with their house white wine and you are set.

This has been brewing for a while. Glad someone posted it.
My coworker works for one of the builders in the area and said he heard it is going to be a multi-tenant medical office building. Primary care, dentist, and maybe an urgent care. Nothing confirmed though.
The population numbers are staggering. From 2,100 to 68,000 in 55 years. That's an entire city built from scratch in a single lifetime. My mother-in-law moved to Rowlett in 1975 and she barely recognizes the place.
Sharing this with my neighbors. They need to see this.
Medical offices at Rowlett and Chiesa would be perfectly located. Central to Waterview, Liberty Grove, and the neighborhoods off Chiesa. Good for the city.
This is why I check this community daily. Information saves lives.
The NTMWD wholesale rate increases are the main driver and there's nothing the city can do about it. Every NTMWD member city is dealing with the same thing. At least Rowlett is transparent about breaking out the wholesale cost vs city cost on the bill.
Just a reminder to lock your back gates too. These scoping visits are usually checking the front while a partner checks the back. Make sure your side and back gates are locked.
Ten years later and driving down Dalrock near the path still hits different. The homes are new and beautiful. But if you were here that night, you see what used to be there. You never forget.
The Kroger fuel points hack is real. I buy Amazon gift cards during 4x fuel point events, get 1,000 points, and fill up for $1.50/gallon. It's basically free gas.
We bought in Liberty Grove specifically because we got a 4BR house with a big backyard for $340K. In Waterview that same money gets you a 3BR with a postage stamp yard. For kids who want to run around outside, lot size matters.
My family lost everything that night. Every photo, every piece of furniture, every kid's toy. The only thing standing was the garage slab. We rebuilt on the same lot because our neighbors showed up the next morning and said they were not letting us leave.
Wind off the lake is no joke. I lost a patio umbrella the first week after moving to Waterview. It sailed two yards over. Get the ones with the heavy base.
The events scene in Houston keeps getting better.
There is a mobile mechanic named David who works the Rowlett/Rockwall area. He comes to your house and does the work in your driveway. Did my brakes and an oil change for $200 total labor. Found him on the Rowlett Nextdoor app.
Estate sales are the real secret. EstateSales.net shows photos and item lists before the sale. I scope it out Thursday night, pick my targets, and show up early Saturday.
Can someone from the north side weigh in? Curious if it's the same up there.
Property taxes alone make this a crucial conversation for Texas.
This is going to be a heated thread and I'm here for every second of it.
For people who complain about taxes — compare Rowlett's rate to Rockwall or Sachse. We're actually competitive. And we have lake access, DART, and PGBT. The value is there.
