Plano. 3 kids. Survival mode.
been dealing with something similar. anyone have a good recommendation?
Protesting for the 7th year in a row. Saved over $8,000 total on my McKinney home. It takes 30 minutes of prep. Just do it.
Worked at a chain restaurant in Arlington. Manager had us clock out at 10 PM but we couldnt leave until everything was cleaned, usually 10:30-10:45. Thats 3-4 hours of free labor per week.
Got pulled over on 635 last month. Officer asked to search my car. I said no respectfully. He was annoyed but let me go. Know your rights.
The law requires you to call 911 first or immediately after. That call is your legal protection. Make the call.
Used Ownwell for the first time this year. They handle everything and only charge if they get a reduction. Got my Plano home reduced by $35K. Worth it.
ALWAYS do a video walkthrough at move-in AND move-out. Email it to yourself for the timestamp. This is your best evidence.
lol nah
My manager at a restaurant in Deep Ellum told me shortages come out of tips. Turns out that is ALSO illegal under the same statute. Filed with TWC last month.
DCAD website tip: use their property search to find your neighbors appraisals. If anyone on your street is lower per square foot, thats your evidence. Its on THEIR website.

First-time protester tip: the informal hearing is NOT adversarial. The appraiser wants to settle. Go in with your comps printed out and be reasonable. Most cases settle in 10 minutes.

My apartment complex in Addison tried to charge me $800 for "carpet replacement" after 4 years. Normal wear and tear per the statute. Sent the demand letter, got my full deposit back in a week.
Every summer in DFW this becomes relevant. 100+ degree days are no joke. Last summer we had 40 consecutive days over 100.

Criminal defense attorney in Dallas here. Article 38.23 is one of the strongest protections in any state. Texas exclusionary rule has no good faith exception. That is HUGE.
Firefighter here. We respond to multiple hot car calls every summer. By the time we arrive, internal temp can be 150+. Time matters. Break the window.
I worked at a gas station in Mesquite for 3 years and they docked me twice. Wish I had known this. Is it too late to file?
The trick is the "unequal appraisal" argument. Find 5 similar homes in your neighborhood appraised lower than yours. The ARB almost always adjusts to the average.

TWC investigator here (retired). The 180-day window is strict but if you have pay stubs showing the deduction, the case is usually straightforward. File it.

The email/Slack one is huge for office workers. If your boss expects a response within 30 minutes at 9 PM, thats compensable time. Period.
