The hidden fees are the real scam. I signed a lease at $1,450 and my actual monthly payment is $1,680 after trash valet, pest control, amenity fee, and the "technology package" I never asked for.
The food scene in Austin is so deep. This is a good conversation to have.

the belt testing fee red flag is HUGE. legitimate BJJ gyms promote you when you are ready, at no charge. if a gym charges you $150 to test for your next belt, they are monetizing your progression. run
Tech Elevator in Dallas got me a $75K developer job after 14 weeks. Coming from a $42K sales job. The investment was scary but paid off in the first year.
Marcelo Garcia on MGInAction is the GOAT answer. the site looks like it was built in 2005 but the content is literally the greatest grappler of all time showing you exactly how he does everything. arm drags, guillotines, x-guard. timeless
The toll road thing blindsided me. I commute on PGBT and DNT daily. $180/month in tolls. That's $2,160/year nobody mentions.
White Rock Lake 9.3-mile loop is the signature DFW long run. Saturday morning at White Rock with other runners is community in its purest form.
