I live in Bayside and can see the construction from my back patio. Heavy equipment has been moving dirt for months but the pace feels slow. I'll believe the lagoon when I'm swimming in it.
Property taxes are the real killer. No income tax sounds great until you realize you pay 2.5% of your home value every year. That adds up FAST on a 400k house.

Ceiling fans in every room. They don't cool the room but they cool YOU and let you bump the thermostat up 3-4 degrees without noticing.

Same thing happened to me in January. 3 years, great reviews, gone in a 10 minute call. The market is rough but not dead. Took me 11 weeks to find something. Apply everywhere, even stuff you think you're overqualified for.

Waterview in spring and fall is paradise. Walking the trails along the lake at sunset, kids playing at the pool, people fishing off the dock. It genuinely feels like a resort. Summer is hot obviously but that's Texas.
The worst drivers are always the ones on whatever highway I'm currently on. This is a universal law.
How genuinely friendly people are. I was suspicious at first. Turns out people just wave and hold doors open here. It's not weird, it's normal.
Groceries are where I feel it the most. Same cart that cost $120 two years ago is $170 now. And the shrinkflation is real — everything is smaller.
I've been on a half-acre lot off Miller Rd since 2001. I can barely hear traffic from my backyard. My dogs run free, I have a full vegetable garden, and my property taxes are lower than people in Waterview pay. I'm not moving.
I've lived in Waterview for 8 years and it's been the best neighborhood experience of my life. The marina is why we moved here. We keep our boat docked and can be on the lake in 5 minutes. The community events are genuine — not forced. People actually show up.
This is exactly why I love this platform. Real DFW conversations.
Hill Country in the spring is unbeatable. Fredericksburg for wineries, Enchanted Rock for hiking, and the wildflowers on the roadside are insane in April.
Interesting timing on this. I was just talking about it with my neighbors.
