We looked at every neighborhood in Rowlett before buying. Here is the breakdown for families with kids under 10.
1. Waterview (northeast Rowlett, lake-adjacent) The flagship neighborhood. Master-planned community with a resort-style pool, splash pad, community center, walking trails, and playground. Most homes built 2010-2020.
- Home prices: $380K-550K
- School zone: Rowlett Elementary / Coyle Middle School / Rowlett High School
- Pros: Pool, community events (movie nights, holiday parties), low crime, HOA keeps everything manicured, lake views from some lots
- Cons: HOA is strict (yard maintenance, exterior modifications, parking rules), property taxes are the highest in Rowlett, the non-gated sections near the entrance have more traffic
- Best for: Families who want the full suburban community experience with amenities
2. Bayside (northeast Rowlett, adjacent to Sapphire Bay) Newer development than Waterview, still partially building out. Modern construction, clean streets, proximity to Sapphire Bay.
- Home prices: $360K-480K
- School zone: Similar to Waterview — RISD campuses
- Pros: Newer construction (many homes built 2018-2024), proximity to Sapphire Bay development, Paddle Point Park walking distance, less dense than Waterview
- Cons: Sapphire Bay construction traffic and noise currently, some infrastructure still being completed, fewer community amenities than Waterview (no pool yet)
- Best for: Families who want newer construction and are willing to bet on Sapphire Bay appreciation
3. Liberty Grove (south-central Rowlett) More affordable, more established. Homes are older (1990s-2000s) but the neighborhood has character and is well-located.
- Home prices: $290K-380K
- School zone: Varies — check specific address against RISD boundary maps
- Pros: More affordable, larger lot sizes than Waterview/Bayside, close to Community Park on Chiesa, close to Dalrock Rd commercial corridor
- Cons: Older homes may need updates, higher rate of property crime than Waterview/Bayside, no community pool or amenities

4. Princeton Park (south Rowlett) The value play. Smallest homes, lowest prices, but access to the same Rowlett city services and schools.

- Cons: Smallest lots, farthest from the lake, higher property crime rate, no neighborhood amenities

What matters most for young kids:
- School zone — verify the exact address against RISD boundaries. Some streets are the dividing line.
- Proximity to parks — Community Park (splash pad) and Pecan Grove Park (playgrounds, trails) are the two most kid-friendly.
- Sidewalks — Waterview and Bayside have complete sidewalk networks. Liberty Grove and Princeton Park are spottier.
- Traffic — Chiesa Rd and Dalrock Rd are the busy corridors. Neighborhoods set back from these are quieter and safer for kids riding bikes.
Drive the neighborhoods on a Saturday morning. Watch how many kids are outside playing. That tells you everything.
Waterview parent here. The community pool and splash pad alone justify the HOA. In the summer my kids are at the pool three days a week. Community movie nights on the lawn are packed. It feels like a real neighborhood.
