I have lived in Rowlett for over a decade and have close friends in both Rockwall and Garland. If you are trying to decide between the three, here is the unfiltered breakdown.
Rowlett:
- Lake Ray Hubbard access is the biggest draw. Paddle Point Park, the Sapphire Bay development, kayaking and fishing minutes from your house.
- RISD (Rowlett Independent School District) is solid. Rowlett High and the new Rowlett Elementary campus have improved a lot in the last five years.
- Property taxes are high but you get good city services. Police response time in Waterview and Bayside is under 5 minutes.
- Housing: Median home price is around $380K. Waterview and Bayside are the premium neighborhoods. Princeton Park and Liberty Grove are more affordable.
- Downside: Limited nightlife and dining compared to Rockwall. You are driving to Lakeview Pkwy or Main Street for most things.
Rockwall:
- Better restaurant scene, especially around the harbor and downtown square.
- Schools are slightly higher rated than RISD on average.
- Housing is $50-80K more expensive for comparable homes.
- Farther from Dallas if you commute. No DART access.
Garland:
- Significantly cheaper. Median home price is $280-310K.
- Garland ISD is a mixed bag — some campuses are excellent, others struggle.
- Firewheel Town Center and the downtown Garland revitalization have improved things.
- DART Green Line access is huge if you work in Dallas. Garland has multiple stations.
- Crime stats are higher than both Rowlett and Rockwall.
Bottom line: Rockwall if you want the nicest restaurants and schools and can afford the premium. Rowlett if you want lake life, reasonable prices, and DART access. Garland if budget is the priority and you want transit options.

Spot on about Rowlett. I moved to Waterview three years ago from Garland and the quality of life jump was immediate. Lake access, parks, quieter streets. Worth the extra $70K.
