The three mega-suburbs of Houston. If you have kids and a commute, you're picking one of these. Here's the honest comparison.
Katy:
- Schools: Katy ISD is the reason people move here. Consistently top-rated district in the Houston metro. Seven Lakes, Tompkins, and Cinco Ranch high schools are excellent.
- Commute: I-10 into downtown is 45-75 minutes depending on time of day. The Katy Freeway's 26 lanes still aren't enough.
- Vibe: Family-oriented, newer construction, chain restaurants and shopping centers. Not exciting but functional.
- Price: $300-500K for a 4BR in a good subdivision. La Centerra is the main shopping/dining area.
Sugar Land:
- Schools: Fort Bend ISD is also excellent. Clements and Austin high schools are academically strong.
- Commute: US-59 into downtown is 35-55 minutes. Slightly shorter than Katy on average.
- Vibe: More diverse than Katy. Large Indian, Chinese, and Nigerian communities. The food options in Sugar Land reflect this — better ethnic food than Katy.
- Price: $350-550K for a 4BR. Sugar Land Town Center is the social hub.
The Woodlands:
- Schools: Conroe ISD (The Woodlands-specific schools are strong). The Woodlands High School has insane extracurricular programs.
- Commute: I-45 North into downtown is the worst of the three. 50-80 minutes. The Hardy Toll Road helps.
- Vibe: Master-planned to an extreme degree. Everything is manicured. The Waterway district is walkable and genuinely nice. Feels like a resort town.
- Price: $400-650K for a 4BR. Most expensive of the three.
The verdict: Katy if schools are #1 priority. Sugar Land if you want diversity and slightly shorter commute. The Woodlands if you want the nicest community and can handle the I-45 commute.

The Woodlands Waterway at night is genuinely pleasant. Live music, restaurants, people walking. It's the closest thing Houston suburbs have to a downtown.
