DFW school district rankings 2026: Where to buy a house if schools matter

Just went through this whole process researching districts because we're buying a house and have two kids starting school soon. The difference between districts in DFW is wild.

Southlake Carroll and Highland Park are the obvious top picks but unless you've got 750K+ for a house they're not realistic. Highland Park is more like 1.5M minimum. Great schools, just not accessible for normal people.

The real sweet spot is places like Frisco ISD and Allen ISD. Both are A-rated, growing fast, and you can still find houses under 500K. Prosper is getting there too but prices are climbing quick.

What surprised me is how much variation exists WITHIN a single district. Plano ISD has some schools that are phenomenal and others that are just okay. You can't just look at the district rating — you need to check the specific elementary, middle, and high school in your feeder pattern.

Best value we found: Keller ISD. A-minus rated, median home price around 380K, and the schools our realtor showed us looked great. Northeast Tarrant County doesn't get as much hype as the Collin County districts but the quality is there.

Anyone else house hunting purely based on school zones? It feels like it drives 80% of the decision.
