Frisco vs McKinney vs Allen: Where should you actually live in Collin County?

The Collin County decision is one of the most common in DFW. I've lived in all three. Here's the honest breakdown.

Frisco:

  • Median home price: $525K (Zillow, March 2026)
  • Property tax rate: ~2.16% (Collin CAD)
  • Vibes: New construction everywhere, master-planned communities, The Star district
  • Schools: Frisco ISD — rated A by Niche.com, one of the best in Texas
  • Downside: Cookie-cutter developments, traffic on 121/DNT is miserable

McKinney:

  • Median home price: $445K (Zillow)
  • Property tax rate: ~2.22%
  • Vibes: Historic downtown square is charming, more diversity in housing stock
  • Schools: McKinney ISD — rated A- by Niche.com
  • Downside: Commute to Dallas is 40-60 min depending on where

Allen:

  • Median home price: $470K (Zillow)
  • Property tax rate: ~2.19%
  • Vibes: Quiet, family-oriented, Allen Premium Outlets for shopping
  • Schools: Allen ISD — rated A by Niche.com, single high school with 6,000+ students
  • Downside: Less nightlife, feels very suburban

The verdict: McKinney if you want character and value. Frisco if you want new construction and don't mind paying for it. Allen if you want the best school-to-price ratio.

Don't sleep on Prosper. Between Frisco and McKinney, newer builds, and Prosper ISD is climbing fast on Niche rankings.

Allen having one high school with 6,000 students is wild but the facilities are insane. $60M stadium.

McKinney downtown square is the best small-town vibe in the metroplex. Saturday farmers market, local shops, actual character.

Frisco ISD is the reason most people move there. Schools are legitimately excellent. But you're paying $525K+ for a house you could get in McKinney for $445K.
