Frisco at 5.1% YOY appreciation is nuts. A $525K house will be $551K next year at that rate. When does it stop?

6.4% rates mean a $385K house at 20% down is $1,930/month P&I alone. Add $706 taxes and $200 insurance = $2,836/month. You need $95K+ household income.

Arlington at $310K median is the best value in the metroplex. 20 min to both Dallas and Fort Worth. Sports stadiums. Why is nobody talking about this?

2.1 months of inventory is still very tight. We need 4-6 months to be balanced. Sellers still have leverage on anything under $400K.
