Honest pros and cons of every DFW neighborhood: Where to live

Apartment hunting? House hunting? Here's the real talk on DFW neighborhoods.

Dallas proper:

Uptown: Pro: walkable, bars/restaurants everywhere, safe. Con: expensive, basic, chain-heavy. Rent: $1,500-2,500 for 1BR.

Deep Ellum: Pro: live music, art, unique culture. Con: parking, noise, weekend crowds. Rent: $1,200-1,800.

Bishop Arts/Oak Cliff: Pro: character, diversity, great food, affordable-ish. Con: gentrifying fast, some areas still rough. Rent: $1,100-1,600.

Knox-Henderson: Pro: great restaurants, central location. Con: traffic on Henderson is brutal, pricey. Rent: $1,400-2,200.

Lower Greenville: Pro: neighborhood feel, great bars, Truck Yard. Con: parking on weekends, old apartment stock. Rent: $1,200-1,800.

Lake Highlands: Pro: good schools, close to White Rock Lake, more affordable than Park Cities. Con: suburban feel with Dallas taxes. Homes: $300-500K.

North suburbs:

Plano: Pro: great schools, safe, mature trees, restaurants improving. Con: can feel sterile, traffic on 75. Homes: $350-550K.

Frisco: Pro: new everything, great schools, growing dining/entertainment. Con: far from Dallas proper, cookie-cutter development. Homes: $400-600K.

Richardson: Pro: UTD area, diverse food scene (Chinatown), DART connected. Con: aging housing stock in some areas. Homes: $280-450K.

Fort Worth:

West 7th/Cultural District: Pro: walkable, near museums, young professional area. Con: expensive for Fort Worth. Rent: $1,400-2,200.

Near Southside/Magnolia: Pro: character, local shops, artsy vibe. Con: gentrifying, parking. Rent: $1,100-1,700.

You forgot Denton! College town vibes, most affordable in DFW, great music scene, but commuting to Dallas is 45-60 minutes.

Richardson is the most underrated neighborhood in DFW. DART access, diverse food scene, affordable homes, and you're 20 minutes from everything.

Lake Highlands is the sweet spot for families who want Dallas proper schools and taxes without paying Park Cities prices. White Rock Lake access is the bonus.

Bishop Arts is gentrifying so fast the character that made it special is slowly disappearing. Get there while it still feels like itself.
