I have spent 3 years building out my smart home in a North Dallas house. Here is what actually works in DFW's climate and infrastructure.
What works great:
- Smart thermostat (Ecobee or Nest)
- In DFW where AC runs 7 months a year, a smart thermostat saves $200-400 annually. Source: Energy Star estimates.
- Ecobee with room sensors is the move. My upstairs was always 5 degrees hotter. Sensors fixed that.
- Both integrate with Oncor's smart thermostat rebate program ($50-85 rebate). Source: oncor.com/rebates.
- Smart garage door (MyQ or Ratgoo)
- DFW neighborhoods get hit hard by garage break-ins. Knowing your garage is closed from your phone is peace of mind.
- Video doorbell + outdoor cameras
- Ring, Blink, or Reolink. With DFW's package theft problem, this is essential.
- Reolink PoE system is best long-term: no subscription, local storage.
- Smart sprinkler controller (Rachio)
- DFW water restrictions are serious. Rachio adjusts based on weather data and your specific watering schedule.
- Saved me $30/month on water bills. Source: personal Rachio app data.
What breaks in DFW:
- Outdoor smart plugs in direct Texas sun — they overheat and die. Buy ones rated for extreme heat.
- Battery-powered outdoor cameras — batteries drain 2-3x faster in DFW summer heat. Go wired.
- WiFi-dependent devices in large Texas homes — dead zones kill smart home reliability. Invest in mesh WiFi first.
What to skip:
- Smart fridges. Gimmick. Your fridge does not need WiFi.
- Smart light switches if you rent. You will have to remove them when you leave.
- Alexa/Google Home as a security system. They are not security devices.
Ecosystem choice:
- Apple household: HomeKit + Matter
- Google household: Google Home + Matter
- Budget: Alexa + cheap Tuya devices
- Best overall: Home Assistant on a Raspberry Pi (free, powerful, steep learning curve)
