The property value thing is real. We bought in Waterview in 2019 for $340K. Zillow estimate is $465K now. Sapphire Bay is a big part of that but also PGBT access and just general Rowlett growth.

The hill on the east side of Pecan Grove Park is the pro move. We stake out our spot by 4 PM with chairs and a canopy. Bring extra stakes because it gets windy near the lake.

Lakeview Centennial band parent here. The Patriot Band is something special. These kids practice harder than most college programs. If your kid is a musician, Lakeview's band program is one of the best in GISD.

Used North Texas Property Tax Consultants last year. They got my appraisal reduced by $28K and I paid them about $230 (33% of the tax savings). Worth it because I did not have to take time off work for the hearing.

The homestead exemption is critical. If this is your primary residence and you have not filed for the homestead exemption, do it NOW. It caps your appraised value increase at 10% per year and exempts a portion from school district taxes. File through your appraisal district website.

This hits different if you've been in DFW for 10+ years.

The trail system expansion is exciting. Being able to bike or walk from Community Park to the Rowlett Creek Greenbelt and eventually connect to the regional trail system would be incredible.

Silver Sneakers at the Rowlett Community Centre is the best thing for my mom. She goes twice a week and has made a whole friend group there. Her Medicare Advantage plan covers it 100%.

The Katy railroad connection is still visible if you know where to look. The old rail bed runs through central Rowlett near Main Street. Some of it has been converted to trail. Walking on the old railroad grade and imagining cotton bales being loaded onto railcars — that's Rowlett's deepest history.

I appreciate that the city is investing in infrastructure even though it means higher bills. The alternative is deferred maintenance and water main breaks. Ask Jackson, Mississippi how that works out.

I am a Rowlett native trying to buy my first home here and it is brutal. Everything in my budget is in Liberty Grove or right on the Garland border. Waterview might as well be Highland Park to me.

Movies in the Park is our Friday night summer routine with the kids. Bring bug spray, a blanket, and lawn chairs. The mosquitoes are aggressive but the vibes are worth it.

Fish City ceviche at happy hour price is the best $7 you will spend in Rowlett. Fresh, properly citrus-cured, served with fresh chips. Pair it with their house white wine and you are set.
