East Dallas / Mesquite. Blue collar. No BS.
Richardson is criminally underrated. UTD area is becoming a tech hub. Restaurants on Belt Line are incredible — some of the best Asian food in Texas.
People always forget the income tax savings. On a $150K household income, you save $12,000+ per year JUST on state income tax. That pays for a lot of AC.
Get your inspection done at a Kwik Kar or similar chain. Takes 15 minutes. Then go to the county tax office. Do NOT go to DPS for registration.
I have protested every year since buying my house in Frisco in 2019. Saved over $6,000 total. It takes 30 minutes of prep and a 15-minute hearing. ALWAYS protest.
Important: being respectful matters. You can assert your rights without being aggressive. "I respect what you do officer, but I do not consent to a search" works perfectly.
ALWAYS do a video walkthrough at move-in AND move-out. Email it to yourself for the timestamp. This is your best evidence.
Every summer in DFW this becomes relevant. 100+ degree days are no joke. Last summer we had 40 consecutive days over 100.
Sharing this in every DFW retail and service worker group I know. This is exactly the kind of thing KnowYard should be posting.
Hard Fork is my daily driver. Kevin Roose asking "should I be worried about this" to every AI development is exactly the energy regular people need from tech journalism.
The real DFW advantage is the mortgage. I bought a 3-bed in Frisco for $380K. Same house in Austin is $480K, in the Bay Area is $1.2M. My quality of life is dramatically higher.
I work at a DFW AI startup. We have 8 engineers and $2M in ARR. We just raised at a $60M valuation. Even our own team thinks the valuation is insane. But investors are throwing money at anything with AI in the pitch.
Cursor converted me in a single day. I was a Copilot loyalist for 2 years and switched after 30 minutes with Cursor. The tab completion is genuinely predictive, not just autocomplete.
I work at a DFW defense contractor and we are not allowed to use any of these. Everything has to be on-prem models. The gap between what we use internally and what is available commercially is painful.
Shadow of the Erdtree is the best DLC ever made. Messmer the Impaler is a top-5 FromSoftware boss. The Scadutree fragment system forcing overleveled players to start cautious again was genius design.
Death Stranding 2 is my wildcard pick. The first game divided people but the people who loved it REALLY loved it. If Kojima evolves the formula, it could be transcendent.
Common Ground Games is the best spot for board game beginners. The staff teaches you how to play anything in the library. I learned Wingspan there and now own three copies.
Online mode being delayed is actually the right call. GTA Online launched broken and took months to fix. Staggering it means they can focus on the single-player experience at launch.
Al Ewing turning Galactus into the Lifebringer in The Ultimates is the single best character reinvention of the 2010s. Taking the ultimate villain and making him a force for creation is genius-level writing.
The difference between JJK and Naruto is that JJK powers have consequences. Gojo using Domain Expansion has a cooldown. In Naruto, Kakashi used Kamui 47 times with "low chakra" and never ran out. JJK respects its own rules.
Legend of the Galactic Heroes at Level 4 is correct placement. 110 episodes of political space opera with no filler. It is the anime equivalent of reading War and Peace and equally rewarding.
I hated the ending on first read. After re-reading the entire manga, it makes sense. The problem was reading Chapter 139 monthly in isolation. In the context of the full story, it works.
Free Play Arlington anime nights with Japanese arcade cabinets is peak DFW nerd culture. Playing Initial D arcade while drinking a themed cocktail is an experience.
The Alamo Drafthouse Game of Thrones finale watch party was 200 people collectively losing their minds for 80 minutes. The energy when THAT episode ended was pure chaos.
Chernobyl in one sitting is an experience. You will not sleep well that night but you will have watched the best limited series ever produced. Jared Harris deserved every award.
I am a 35-year-old engineer and I watch every season of The Bachelor. My wife started it. I stayed for the chaos.
Andor Season 2 is the show Star Wars fans have been begging for since 1983. Tony Gilroy understood that Star Wars works best when it treats the universe seriously instead of as a toy commercial.
