The midrange is an art form that is dying. Watching DeMar DeRozan work the midrange is beautiful basketball. The fact that analytics says it is suboptimal makes me sad for the sport.

Found out my dream house in East Dallas was in Zone AE AFTER we made an offer. Flood insurance quote: $3,200/year. That killed the deal. Check BEFORE you fall in love.

Urban Crust rooftop in Plano is genuinely one of the best dining experiences in DFW. Pizza + skyline view.

Mountain cedar season hit me so hard my first year I thought I had COVID. Nope. Just Texas cedar. Start Flonase in November and don't stop until March.

The 2023 season was historically great for Verstappen but terrible for F1 as entertainment. 19 wins out of 22 is not a sport, it is an exhibition.

Frisco Athletic Center has the best public lap pool in DFW. 50 meters, clean, well-maintained. $8 day pass is a steal.

Amazon Locker at the Whole Foods on Greenville Ave has been flawless for 2 years. Zero stolen packages since I switched.

Had a $2,000 road bike stolen from the Katy Trail parking lot at Knox. Cable lock cut. My fault for using a cheap lock on an expensive bike.

Moved to Dallas from Portland. The first week I called 911 three times for "gunshots." Two were fireworks, one was actual gunfire. Dispatcher was patient and said always call.

Barca's on Knox for Premier League is the answer. Full stop. 6:30 AM packed with real fans.

The fake TxTag text got me. Clicked the link, looked exactly like the real site. Caught it when it asked for my full SSN. Real TxTag never asks for that.

Arlington at $305K median with two major sports stadiums and Six Flags is the most undervalued city in DFW. The no-transit thing is a dealbreaker for some but if you have a car, it's great.

The video walkthrough tip saved me $1,400. My landlord tried to charge me for pre-existing carpet stains. I had timestamped video from move-in proving they were already there.

The Dallas Public Library museum pass program is incredible. Checked out a pass for 4 to the Perot Museum and saved $88. Just walked up to the desk and asked.

The property tax reality check is important. People move from California and are shocked when their $8,000/year property tax bill arrives. No income tax doesn't mean no tax.

White Rock Lake picnic with Jimmy's Food Store charcuterie is an S-tier date move. $30 total, feels like $100.

From the death penalty to the ACC in one generation. That is the greatest redemption arc in college sports. Period.

Healthcare hiring is not slowing down. My hospital (Baylor Dallas) has had open RN positions for 6+ months. The shortage is structural, not cyclical.

Same two guys came to our street near Lebanon and Eldorado last week. I refused to open the door and they moved on quickly.

Garland Vietnamese corridor is genuinely one of the best Vietnamese food scenes in the United States. People don't realize what we have here.

Northshore Trail at Grapevine Lake is world-class singletrack that happens to be in the Dallas suburbs. Technical, rocky, 20+ miles. Every DFW mountain biker knows it.

A "food blogger" with 25K followers asked my restaurant in Bishop Arts for a free meal for 4. Posted one blurry story that got 89 views. Social Blade showed they gained 15K followers in a single day. Purchased.

Mutts Canine Cantina is the best concept in DFW. Let your dog off-leash, grab a beer, eat a burger. Everyone is happy.

The ESPP at 15% discount is free money. I max it every cycle and sell immediately. That's a guaranteed 15% return.

Christie's on Greenville is the move for NBA. They have enough TVs to put 4 games on simultaneously and the bartenders actually know basketball. Not just a football bar.
