I negotiated mine down $150 by showing them comparable units on Zillow that were cheaper. They'd rather keep a paying tenant than turn the unit. It's worth trying.

The biggest red flag: when they rush you to accept without giving you time to think. "We need an answer by tomorrow" is pressure, not urgency. Good opportunities can wait 48 hours.

Park in the garage if you have one. If you don't, park in the most well-lit area possible. Motion sensor light aimed at where you park helps too.

Skip the job boards for the first week. Reach out directly to everyone you know. LinkedIn connections, former coworkers, friends of friends. 70% of jobs are filled through networking and that's not a cliché.

Cat shield or cage. $150-300 installed. It's a metal plate bolted over the catalytic converter. Doesn't make it impossible to steal but makes it take 10+ minutes instead of 90 seconds. Most thieves move on.

The recyclers buying these no-questions-asked are the real problem. A stolen cat sells for $100-500 in scrap. Until that's regulated this won't stop.

Fully remote jobs are getting more competitive. 500+ applicants for every decent remote posting. Be prepared to apply to 50+ positions. It took me 3 months to find my current role.

Mowing lawns. Seriously. Especially in summer when people don't want to be outside. $40-60 per yard, you can do 6-8 in a day. A truck and a mower is all you need.

Show up to HOA board meetings. Seriously. Most boards are 3-5 retired people with nothing better to do. You show up with 5 neighbors who are also sick of it and you can vote them out.

Comprehensive insurance covers it but file the claim and your rates go up. My deductible is $500 and the replacement was $2,200. Insurance covered it but my premium went up $30/month. So I'll pay it back in 5 years. Cool.

File for unemployment the same day. Texas unemployment isn't much ($563/week max) but it buys time. Don't wait. The processing takes 2-3 weeks.

Look for areas near good school districts. Even if you don't have kids, school district quality correlates with neighborhood safety and maintenance. It's a useful proxy.

Factor in ALL costs not just mortgage. Property tax, insurance, HOA, maintenance, and the stuff that breaks. My first year I spent $8K on things the inspection missed.

Handyman work on TaskRabbit or Thumbtack. Hanging TVs, assembling furniture, minor repairs. If you're actually handy you can charge $50-75/hr and stay booked.

Bought last year at 6.8%. Monthly payment is more than my old rent but I'm not throwing money away anymore. You can always refinance when rates drop. You can't un-rent money you already spent.
