If the menu is laminated and the decor includes wood paneling, you're about to have an incredible meal. That's just science.
Welcome to Texas inspection theater. My favorite is when they fail you for a windshield crack that's been there for 2 years and is nowhere near the driver's line of sight.
Costco or Sam's gas is consistently 15-20 cents cheaper per gallon. Over a month that saves me $25-30. The membership pays for itself just in gas.
Ask on your neighborhood Facebook group or Nextdoor. Mechanic recommendations are the one thing those groups are actually useful for.
Bought in Dalrock Ranch in 2020 for $275K. Zillow estimate now is $410K. The DART station and Sapphire Bay did that. Best financial decision I've ever made.
Skip the job boards for the first week. Reach out directly to everyone you know. LinkedIn connections, former coworkers, friends of friends. 70% of jobs are filled through networking and that's not a cliché.
dude i was EXACTLY where you are 2 years ago. 18 months into blue belt, ready to quit, white belts catching me, dreading class. here is what i did: i picked ONE position and spent 3 months working only that position. for me it was half guard. i watched every lachlan giles video, drilled it obsessively, and forced half guard in every roll. having a project gave me direction and within 3 months i felt like i was improving again
Park in the garage if you have one. If you don't, park in the most well-lit area possible. Motion sensor light aimed at where you park helps too.
Ring footage and police reports don't accomplish anything in my experience. The camera is for insurance claims, not actual justice. Sad but true.
Some shops will charge less. The dealer quoted me $250, an independent tire shop did it for $120. Call around before you pay dealer prices.
Left my hybrid job for a fully remote one. Took a small pay cut but the savings on gas, parking, lunch, and wardrobe made it net positive. Zero regrets.
Independent shops run by one or two mechanics are almost always better than chains. Jiffy Lube and Firestone will upsell you on things you don't need every single visit.
The $300/month savings is real. My coworker and I compared over 6 months. Her EV costs about $60/month in electricity vs my $340 in gas for similar driving.
Cat shield or cage. $150-300 installed. It's a metal plate bolted over the catalytic converter. Doesn't make it impossible to steal but makes it take 10+ minutes instead of 90 seconds. Most thieves move on.
I bring my own parts and pay labor only. A good mechanic won't care. The ones who insist on using their parts are marking them up 50-100%.
The family-owned Chinese spot near me has been open since the 80s. Same family. Same recipes. Still the best egg drop soup I've ever had.
We built in Sapphire Bay last year. The lots are SMALL — our backyard is maybe 15 feet deep. But we didn't buy for the backyard — we bought for the lagoon access and walkability. Know what you're getting before you commit.
Parks & Rec summer camp at $125/week is the best childcare deal in Rowlett. My kids went last year and LOVED it. The counselors are high school and college kids who actually engage with them. Not just screen time babysitting.
The tree thing from the tornado is something only locals notice. The streets in the tornado path have these obviously young trees — 10 years old, skinny trunks, sparse canopy — surrounded by neighborhoods with massive mature trees. It's a scar in the landscape that's slowly healing.
December 26, 2015 is our generation's defining event in Rowlett. Every family has a story. Where they were, what they lost, how they rebuilt. It's part of who we are now.
After heavy rain, stay out of the lake for at least 48 hours. Storm runoff carries everything from lawns, roads, and parking lots into the tributaries and then the lake. Bacteria levels spike.
Pro tip: the free resident launch is for CITY OF ROWLETT residents. You need a current utility bill or property tax statement as proof. I've seen people turned away without documentation.
This is old Rowlett. My grandparents lived in Princeton Park. It's got character that the master-planned communities will never have. The diversity, the history, the little quirks of each house being different. I love it.
Bought in Princeton Park in 2020 for $215K. Put $50K into renovations — new kitchen, bathrooms, flooring, paint. Zillow says $365K now. Best investment I've ever made. This area is undervalued.
I moved from Liberty Grove to Bayside for the lake views and honestly miss the mature trees and the neighborhood feel. Bayside is beautiful but sterile. Liberty Grove has soul.
