HVAC is the play in Texas specifically. It's 100+ degrees for 3 months a year. Every AC unit in the state needs regular maintenance. The demand is endless.

Package lockbox on the porch. $80 on Amazon. You put a sign on it that says "delivery drivers: please place packages inside." Works 95% of the time. Haven't had a theft since.
The hard truth is that unless someone is caught in the act, police don't have the resources to investigate car break-ins. Prevention is all you've got.

Comprehensive insurance covers it but file the claim and your rates go up. My deductible is $500 and the replacement was $2,200. Insurance covered it but my premium went up $30/month. So I'll pay it back in 5 years. Cool.
The toll roads add up too. My commute is technically 10 minutes faster on the tollway but costs $8/day. That's another $160/month. I take the free road now and listen to podcasts.
There's a burger joint near me that's been cash only for 30 years. No website. No social media. Packed every day at lunch. That's the ultimate endorsement.
as someone who has competed locally in DFW at Fury FC — the judging at regional shows is even worse. at least UFC judges have SOME training. local commission judges sometimes look like they are watching fights for the first time

Car insurance in Texas is insane and nobody talks about it. Mine went from $140 to $210/month for the same coverage. Zero accidents. Zero tickets.

The lawn thing is SO real. My water bill in August was $180. For GRASS. I'm seriously considering xeriscaping the whole front yard.
For COBRA — check healthcare.gov first. Losing your job qualifies you for a Special Enrollment Period. ACA plans might be significantly cheaper than COBRA depending on your income.
I met my girlfriend at a trivia night at a local brewery. Go to recurring social events where you see the same people week after week. That's how actual connections form.
Apartment dwellers are still screwed though. No home charging means relying on public chargers which are slower, more expensive, and sometimes broken. Until apartments have chargers, EVs are a homeowner thing.
We live off Miller Rd and see coyotes on our Ring camera 3-4 nights a week. They walk down our street like they're on a casual stroll. Our cat is permanently indoor now.
Deadbolt, motion sensor lights, and a door reinforcement kit. The kit is $50 and makes it nearly impossible to kick the door in. That's the most vulnerable entry point.
