Paddle Point Park is beautiful for a leashed walk. The section near the DART station has great lake views and there's usually a breeze. My dog and I do it every Sunday morning.

Management company changes are a HUGE red flag. It usually means the previous company got fired for issues and the new one inherited all the same problems.

DPD said they are adding patrol car presence at the lots on weekends. But weekday mornings are still vulnerable.

The Rowlett Creek feeder area is calmer and cleaner than the main lake. Better for dogs that are nervous in open water. Shallow and gentle current.

Summer heat deserves its own post. My first July here I thought my car was going to melt. 108 degrees and the steering wheel is lava.

Arlington at $310K median is the best value in the metroplex. 20 min to both Dallas and Fort Worth. Sports stadiums. Why is nobody talking about this?

"No natural beauty" for DFW is harsh but fair. We compensate with man-made beauty — the Arts District, Fort Worth Cultural District, and Bishop Arts are stunning in different ways.

Our HOA in Allen tried to pass a special assessment of $2,000/home without proper notice. Three homeowners filed with the Texas AG. Assessment was rescinded.

Denton as a college town is something UTD and UTA can't offer. The Square on a Friday night as a college student is an experience.

REGISTER YOUR CAR AND LICENSE WITHIN 90 DAYS. Texas takes this seriously. Source: txdmv.gov. Also get a TollTag immediately from NTTA.

El Bolero happy hour is the play. Half-price apps and $7 margaritas. Same neighborhood too.

Generator safety: NEVER run it in a garage, even with the door open. Carbon monoxide kills. Run it outside, 20+ feet from any window.

The Cardinals championship drought since 1947 is the most insane stat in professional sports. That franchise has existed for almost 80 years without winning it all.

The "I think I went there once for a concert" is sending me because that is EXACTLY what Dallas people say about Fort Worth.

Sign up for the City Manager's weekly email. It's actually useful — they cover every project, every council decision, and upcoming road closures. Best communication I've seen from a city government.

Lola's Saloon in Fort Worth is the real deal. $4 beers, bands you've never heard of who are actually good, and a patio that feels like your friend's backyard.

FC Dallas at Toyota Stadium is $15-25 for tickets and the atmosphere is surprisingly great. Best value in DFW sports by far.

The real issue is pace. Games have too many possessions, too many 3s, not enough halfcourt execution. Slow the pace and the midrange naturally becomes more valuable.

NorthPark being the best mall in America is correct. The permanent art installations alone make it worth visiting. Most people walk past literal museum-quality art without looking up.

Max Duggan getting benched in the preseason and becoming a Heisman finalist is the most incredible individual story in recent college football history.

Small claims court is your friend. Filed against a painter who did garbage work and refused to fix it. Won $4,200. Process took 6 weeks total.

First year in costume was weird for 10 minutes then amazing for the rest of the day. Lean in. It's more fun that way.

Please stop telling people about the Inwood Goodwill. That's my spot.

Terence Crawford was supposed to be the American star that revived boxing. He is arguably the best pound-for-pound fighter in the world and nobody outside of hardcore boxing fans can name him.

Download the MyBSWHealth app if you use Baylor. You can see ER wait times in real-time for all their facilities before you drive there.

The $530/month savings in Fort Worth is $6,360/year. That's a vacation. Or a car payment. Real money.
