If you work in Austin and want affordable housing, you're looking at the suburbs. Here's the honest comparison of the big three.
Round Rock:
- Schools: Round Rock ISD is consistently top-rated. Westwood, Round Rock, and McNeil high schools are excellent.
- Commute: I-35 into downtown Austin is 30-50 minutes depending on traffic. The 45 Toll is faster but costs $4+ each way.
- Vibe: The most established suburb. Downtown Round Rock has actual character — the Kalahari resort, restaurants, antique shops.
- Price: $350-550K for a 4BR. Better value than Cedar Park.
- Dell's HQ is in Round Rock. If you work at Dell, live here.
Cedar Park:
- Schools: Leander ISD covers Cedar Park. Also excellent. Vista Ridge and Vandegrift high schools are strong.
- Commute: 183 into Austin is 25-40 minutes. Slightly shorter than Round Rock but construction on 183 is ongoing.
- Vibe: Newer development. 1890 Ranch is the main shopping area. The HEB Center hosts Austin Spurs games and concerts.
- Price: $375-575K for a 4BR. Slightly pricier than Round Rock for comparable homes.
Pflugerville:
- Schools: Pflugerville ISD is good, not great. Hendrickson and Weiss high schools are improving.
- Commute: 130 Toll into east Austin is fast. I-35 into downtown is the same nightmare as Round Rock.
- Vibe: The most diverse of the three. Growing fast. Stone Hill Town Center is the commercial hub. Less character than Round Rock, more affordable than Cedar Park.
- Price: $300-475K for a 4BR. The best value of the three.
- The Black community in Pflugerville is established and growing. If diversity matters to you, Pflugerville is the answer.
The verdict: Round Rock for established families who want the best schools. Cedar Park for newer construction and the 183 corridor. Pflugerville for value and diversity.

I chose Cedar Park for the 183 corridor. My office is in the Domain area and I'm door-to-door in 20 minutes. Round Rock via I-35 would be 40+.
