Best apartment complexes in DFW: The ones actually worth your rent

After years of renting across DFW and compiling data from this community, here are the complexes that consistently get positive reviews.

Uptown/Oak Lawn:

  • Gables Katy Trail — Well-maintained, great management, Katy Trail access. 1BR: $1,900-2,200. Google: 4.3 stars.
  • The Mondrian — Newer build, rooftop pool, responsive maintenance. 1BR: $1,750-2,100.

Deep Ellum:

  • The Epic — Best complex in Deep Ellum. Rooftop views, good security, walkable to everything. 1BR: $1,500-1,800.
  • Canvas — Art-focused design, good community events. 1BR: $1,400-1,700.

Richardson:

  • CityLine apartments (multiple complexes) — DART rail access, walkable restaurants, good value. 1BR: $1,300-1,600.
  • Aura 3Twenty — Near UTD, newer, affordable. 1BR: $1,200-1,400.

Plano:

  • Legacy West apartments — Walking distance to Legacy West shops/restaurants. Premium pricing ($1,600-2,000) but the location is worth it.

Fort Worth:

  • Crockett Row (Near Southside) — Walking distance to Magnolia Ave. 1BR: $1,100-1,400. Best value on this list.

What makes a "good" complex:

  • Google Reviews 4.0+ with recent reviews (not just old 5-stars)
  • Same management company for 3+ years
  • Responsive maintenance (ask current residents)
  • Transparent fee structure (ask for TOTAL monthly cost before signing)

Crockett Row in Fort Worth is amazing. Walk to Heim BBQ, Avoca Coffee, and everything on Magnolia. $1,200 for a 1BR in that location is a steal.

The Epic in Deep Ellum is the one complex where the "luxury" label is earned. Rooftop pool overlooking the skyline, good security gate that actually works.

CityLine in Richardson is the best value rental in DFW. DART station, walkable food court, and $1,300 for a 1BR. My Uptown friends pay $800 more for the same size unit.
